New Leads
- When a New Lead is Received from either a VA or a Referral Partner, it will create an opportunity card in the “New Lead Pipeline”
- The New Lead Pipeline will consist of the following:
- Off Market
- Active
- Wholesale
- Coming Soon
- NO DEAL
- When a new lead is created, the system will automatically send out a SMS Text to the Agent
- ROLE responds within 15 minutes and evaluate (during office hours)
- Pick up the phone and call each new lead OR decide we can’t work on it (See below)
How to Disposition each Lead:
- If this is NO DEAL:
- Opportunity Card Stage is changed to “NO Deal”, click “UPDATE”
- Click Email Updates tab
- Enter Subject
- Enter Notes in Note to Referrer
- Select Send Email to JV Email1
- Click “UPDATE” button
- If JV Email1 is empty, copy and paste referrer’s email address or add additional emails
- PUSH BACK:
- An opportunity is Pushed Back because of incomplete information (See SOP above)
- Select “Push Back” from the opportunity stage, click Update button
- Email Referrer that we need more information and explain
- SOFT OFFER:
- Soft offer is made on initial call ALWAYS
- We must anchor price on our initial conversation to gauge motivation or deal opportunity
- We use the Instant Offer Calculator
- We guestimate LOW based on Zestimate or other AVM
- If we’re on the phone with a Realtor, we suggest a range such as “I think we’re between 100 and 120” or “We may be somewhere in the ballpark of mid to high 2’s”
- We have to anchor no matter what
- Keep Training - Repeat - This is KEY to SUCCESS
- NEEDS TO BE CALLED:
- Property has been evaluated but not called
- Enter any eval notes in the underwriting tab and update
- Add any other Notes in the main Notes structure and update
- Priority is to call this on daily responsibilities
- Change Opportunity Stage
- Select Needs to be Called Stage
- Click Update
