New Leads

  1. When a New Lead is Received from either a VA or a Referral Partner, it will create an opportunity card in the “New Lead Pipeline”
  2. The New Lead Pipeline will consist of the following:
    1. Off Market
    2. Active
    3. Wholesale
    4. Coming Soon
    5. NO DEAL
  3. When a new lead is created, the system will automatically send out a SMS Text to the Agent
  4. ROLE responds within 15 minutes and evaluate (during office hours)
  5. Pick up the phone and call each new lead OR decide we can’t work on it (See below)

How to Disposition each Lead:

  1. If this is NO DEAL:
    1. Opportunity Card Stage is changed to “NO Deal”, click “UPDATE”
    2. Click Email Updates tab
      1. Enter Subject
      2. Enter Notes in Note to Referrer
      3. Select Send Email to JV Email1
      4. Click “UPDATE” button
    3. If JV Email1 is empty, copy and paste referrer’s email address or add additional emails
  2. PUSH BACK:
    1. An opportunity is Pushed Back because of incomplete information (See SOP above)
      1. Select “Push Back” from the opportunity stage, click Update button
      2. Email Referrer that we need more information and explain
  3. SOFT OFFER:
    1. Soft offer is made on initial call ALWAYS
      1. We must anchor price on our initial conversation to gauge motivation or deal opportunity
      2. We use the Instant Offer Calculator
      3. We guestimate LOW based on Zestimate or other AVM
        1. If we’re on the phone with a Realtor, we suggest a range such as “I think we’re between 100 and 120” or “We may be somewhere in the ballpark of mid to high 2’s”
        2. We have to anchor no matter what
        3. Keep Training - Repeat - This is KEY to SUCCESS
  4. NEEDS TO BE CALLED:
    1. Property has been evaluated but not called
      1. Enter any eval notes in the underwriting tab and update
      2. Add any other Notes in the main Notes structure and update
    2. Priority is to call this on daily responsibilities
    3. Change Opportunity Stage
      1. Select Needs to be Called Stage
      2. Click Update
